Project Process
ROYAL PARK WILL BE IMPLEMENTED IN TWO STAGES.
Stage 1 consists of the west portion of the lands within White City boundaries, including the Town Centre, and will implement the vision set forth in the White City Town Centre Neighbourhood Plan.
Stage 2 will include the eastern portion of the White City lands, as well as the portion of land within the Rural Municipality of Edenwold, which will align with the vision set out in the Official Community Plans.
Stage 1 | Land Use in the Town of White City
To fulfill the Town’s vision of a higher density town centre, a new land use district was created and approved by Town Council. This allows for a greater variety of housing styles to enable the ‘downtown vibrancy’ that is sought. For this reason, the Neighbourhood Residential (R7) District was adopted.
The R7 Land Use District is a flexible residential district that allows for a variety of lot sizes, from small to medium to large.
The Royal Park Concept Plan was approved in principle by Town Council, along with a recommendation to proceed with a subdivision application. The next step is for La Vita Land and All-Rite Group of Companies to submit a subdivision application to the Province and a rezoning application to the Town. The predominant uses are proposed to be accommodated by the Neighbourhood Residential (R7) District. The mixed use area is facilitated by the (C2) Downtown Commercial District in the Town, which provides a transition to residential development to the south.
*Land uses for the portion of White City land within Stage 2 will be determined in the future.
Stage 2 | Land Use in the Rural Municipality of Edenwold
A new district (Urban Lot Residential (R-3)) has been approved for the portion of land within the Rural Municipality of Edenwold, which allows for low to medium density development. The north half of the subdivided commercial park area is anticipated for multi-family sites. The south portion north of Betteridge Road remains under contract zoning for commercial use.
